I ran one of my own listings through ChatGPT before I priced it, mostly out of curiosity.

It was close on the parts that live in a spreadsheet. Square footage, bed and bath count, the three sales it could find. That part of pricing really is math, and the machine is good at math.

It did not know the house two doors down sold with a finished basement. It did not know what the back of the lot faces. It did not know how many similar homes were about to list the same week, or what the people who walked through last month said to each other on the way back to the car.

That is not a knock on the tool. I use it. It is just that a price is a prediction about how people will behave on one street in one month, and then it gets checked against the math. Not the other way around.

Every house has a type. Turns out, so do you.
The 1974 ranch: good bones and dated finishes, the cheapest gap in real estate to close. Ask about the electrical panel and sewer line, not the paneling.

The new construction: nothing to fix for a while, but you pay for that peace in the price and often an association fee. Ask what the upgrades cost apart from the base price.

The condo: maintenance is someone else’s job until it becomes an assessment. Ask for the last three years of meeting minutes. Those are the real profile.

The fixer upper: the price reflects the work, and the work is always bigger than the photos. Get a number on the roof, furnace and electrical before you fall in love.

The people who end up unhappy here are almost always the ones who moved for a number. A price per square foot, a tax line, a commute time on a map. They optimized the spreadsheet and never spent an ordinary Tuesday here.
So if you are considering it, come spend a Tuesday. Not a Saturday, a Tuesday. Saturdays lie to you everywhere.
