🚨 Hey friends, this is **Your Friend In Real Estate** with a quick update on a new rule that took effect **March 1, 2026**.

The Financial Crimes Enforcement Network (FinCEN) now requires additional reporting for certain **all cash residential real estate purchases made through entities such as LLCs or trusts**.

A few things to know:

🏡 Most purchases **with a mortgage are not affected**
👤 Buyers purchasing **in their personal name are generally not impacted**
🏢 **Cash purchases through an LLC or trust** may require additional ownership information at closing
📄 The **title company or closing agent handles the reporting**, not the buyer or the real estate agent

For most buyers and sellers, the process stays the same. Investors or buyers using entities for cash purchases may just see a little extra paperwork during closing.
