🏡 What exactly is a Lady Bird deed?

If you own a home or other real estate in Texas, a Lady Bird deed may be an estate planning tool worth knowing about. A Lady Bird deed is a method of passing on your home after death for Texans. The typical options for Texans are as follows:

📜Will: A will lets you name who should receive your property and other assets after you die. Property transferred through a will generally goes through probate.

🔏Life Estate: A life estate gives someone the right to use and live in a property during their lifetime, while another person receives ownership after they die. Because the other person has a present interest in the property, selling or changing the property can require their involvement.

🪺Lady Bird Deed: A Lady Bird deed allows you to name someone to receive your property after your death while allowing you to keep control of the property during your lifetime. You can continue to live in the property, sell it, mortgage it, or even change the beneficiaries without needing their permission.
