New construction feels simple.
Pick a lot. Choose finishes. Wait for completion.
What most buyers donโt realize:
1. The base price is rarely the final price
Upgrades, lot premiums, and structural options add up fast.
2. You still need an inspection
Even brand new homes have issues. Third-party inspections protect you.
3. Timelines change
Weather, materials, labor โ delays happen. Plan flexibility into your move.
4. Warranties have limits
Not everything is covered, and not forever. Know what expires and when.
5. Negotiation looks different
Builders donโt always drop price โ but they may offer incentives, credits, or upgrades.
New doesnโt mean perfect.
It just means no one has lived in the problems yet.
