Major Tax Bill Passed
What's in the 'Big Beautiful Bill' for housing?

President Trump's "Big Beautiful Bill" moved swiftly through Congress last week, passing both the Senate and the House before being signed into law on July 4. Now officially enacted, the legislation includes several real estate-related provisions that could reshape tax planning, homeownership incentives, and housing affordability efforts nationwide.

Here's a quick breakdown of housing related issues:

Housing industry groups like the National Association of Realtors (NAR) and the Mortgage Bankers Association (MBA) have expressed strong support for the bill's real estate-related provisions, which include:

Tax relief measures
Extension of individual tax cuts from the 2017 Tax Cuts and Jobs Act
Expanded mortgage interest deduction
Quadrupled State and Local Tax (SALT) deduction
Enhanced income deduction
Affordable housing support
Increased funding for the Low-Income Housing Tax Credit (LIHTC) program
Other financial changes
Higher child tax credit
Raised estate and gift tax thresholds
Housing industry groups like the National Association of Realtors (NAR) and the Mortgage Bankers Association (MBA) have expressed strong support, noting the bill's potential to boost homeownership, investment, and affordability in a variety of markets.2

While broader fiscal and societal impacts are still being debated, the real estate provisions in the bill are now law and could reshape how buyers, sellers, and professionals approach the market in the months ahead
