📢According to HBR's latest report, Oahʻu 🏨condo/town home sales increased ⬆️6.9% year-over-year in July as the median sales price rose ⬆️3% to $504,500. The median days on market was 38 days, compared to 50 days last July. The month ended with 2,554 active condo listings, up ⬆️3.9% from a year ago.
🏠️Single-family home sales rose ⬆️20.5% year-over-year. The median sales price rose ⬆️13.9%, driven in part by a ⬆️76.9% increase in sales between $1,300,000 and $1,999,999 (from 52 to 92 transactions) and an ⬆️83.3% jump in sales at $2,000,000 and above (from 24 to 44 transactions). Homes were on the market for a median of 14 days, 6 days less than a year ago. Active inventory fell ⬇️5.9%, ending the month with 802 active SFH listings.
More than 1,200 Oʻahu properties priced at $500,000 and below have sold so far this year, with buyers closing on 211 properties in that price range in July. Currently, roughly 1,200 more properties are available in that price range. Through the first seven months of the year, 47% of condo sales closed below $500,000, while 34% of all single-family home sales closed below $1 million.
