Introduction
No industry has seen as much change in the recent past as the real estate industry. Between the sub-prime crisis, which gave rise to stricter lending requirements in
addition to the onslaught of foreclosures and “short sales”, the information revolution,
which changed the way people acquire facts and data to make purchasing decisions,
and globalization, which has lead to significant cultural changes, it’s a new world. And
the new world order became even more complicated with a pandemic which lasted two
years and has had an equally dramatic impact on the real estate industry. Since the
sale and purchase of real property, whether for home or for business, is so significant in
our society and so steeped in tradition, the impact these forces have had and will
continue to have on real estate transactions, has been nothing short of monumental. A new breed of real estate professional is needed to keep pace with and respond to
these significant changes. Anita Kazmierczak is such a real estate professional. She is
the real estate professional/broker, of the future, and the future is now! While a licensed (in NJ and NY) real estate professional since 2005, Ms. Kazmierczak’s foray into home
sales began at the exact time that the real estate market was slowing. Despite strong
headwinds, she has managed to grow her own brokerage business year over year while
the real estate market deteriorated. A full time commitment, a tremendous work ethic,
strong negotiation skills with ability to act decisively and a “no nonsense” focus on
solving problems has served Ms. Initial Experience

From 2005 till 2012:Anita had the opportunity to be involved in numerous and varied
real estate transactions affording her the luxury of learning every facet of the business,
from valuing real property to marketing and home staging through negotiating and
closing. Her experience extends to the following areas:
Land sales
Re-sales of existing homes
The sale of commercial property
Corporate relocations
Tax exchanges (1031, 1033)
Investments
Short sales
Selling new construction

Additional Experience (2012- present)

Anita’s new construction business became the focus of the next stage of her career as
she benefitted from listings for some of the most prominent homebuilders in the NY
metropolitan area including Pulte Homes/Centex Homes/Del Webb, American
Properties, PRC Group, Somerset Development and ultimately High Point
Development, for whom Anita has worked with for 10 years. These listings enhanced Anita’s skills and services which came to include the following:
Residential market review
Comparative market analysis
Market absorption studies
New construction product review (architectural & floorplan review)
The design and critique of collateral sales materials such as brochure design,
website design, signage design and placement
Overseeing advertising (internet marketing, social media, professional photos,
virtual tours, videos)
Having a vision for and overseeing the staging of decorated model homes
Identifying trends in a changing environment and making recommendations for
floor plan changes that reflect today’s buyer
Collaboration with industry experts & local vendors to achieve the end product
Management of listings on all MLS systems in NJ
As the lead sales and marketing collaborator for High Point Development, Anita is in
charge of hiring, training and managing onsite sales staff at several large construction
sites. She understands large and small building companies and their unique challenges,
including goals and objectives and provides advice that complements business needs
as well as your legal & financial requirements. Anita has received numerous industry awards and recognition, too many to list, but the
most impressive is having been involved in the sale of approximately 400 homes over
the past 10 years representing builders and in majority cases buyers in the same transaction.

Taking responsibility for a project means knowing what needs to happen, who needs to be involved, and when a decision needs to be made..

Some work I handled directly. Sales operations, MLS platforms, marketing strategy, digital content, pricing recommendations, buyer feedback and the day-to-day decisions that keep a community moving.

Other work required collaboration with architects, designers, marketing specialists, signage companies, model merchandisers and construction teams. My responsibility was to coordinate those efforts, provide direction, recognize problems and make sure the work supported the developer’s objectives.

I never believed that leadership meant personally doing every job. It meant understanding the work well enough to ask the right questions, make sound recommendations and recognize when something wasn’t working.

Working closely with ownership taught me the importance of accountability, communication and knowing when to make a decision and when to bring one to the table.

There is a considerable difference between being involved in a project and being responsible for its ex*****on.

I value the latter.

My experience has been primarily in residential development, but the judgment, coordination and operational discipline required to manage complex projects are skills I believe translate well into broader residential and mixed-use development.

That’s where I see the next chapter of my career. As my long term company founder is ready for semi retirement (transitioning into consulting firm model), if there is a project where experience, ideas and objectives align,
I would welcome the conversation. DM or reach out, i welcome new connections even if it’s just a conversation with like minded people: https://anitakazmierczak.com/contact/. Ps. This photo is from one of our first sites „Estates at Hopewell”, where I led builder-side sales and marketing, translating the site’s privacy, product and location advantages into buyer positioning, broker outreach and sales strategy through quick successful closeout.

ESTATES AT SOMERSET 🌳 THE ONE THAT STARTED IT ALL

Some communities change the course of your life.

Somerset was our first with High Point Development. Park West Mountainside would be our last. But this is where the story began.

During the financial crisis, my longtime broker, Larry Vecchio sent me a for-sale-by-owner lead. From a newspaper, I believe. Remember those?😂 it’s been so long…

The owner was Nick, 82, who informed my colleague and me that he did not hire brokers.

We went to see him anyway.

Nick invited us to dinner. What followed was a one-man monologue performed by Nick. We left at 11:45 p.m. I got home nearly at 1 a.m., exhausted, with a signed listing agreement for small single family community.

After we sold his remaining homes, he casually mentioned another property: an approved 20-home subdivision. He wanted to build it himself. The plans, pricing and product program, however, hadn’t quite caught up with the ambition.

I asked whether he’d consider selling the land. He agreed to lunch with potential buyer i already had in mind. No promises.

At that lunch in New Brunswick, I introduced him to Paul, founder of High Point Development. Paul knew how to get things done. He gave people room to think, expected them to deliver and never confused leadership with control.

He told us to treat the community as our own business. If we succeeded, more opportunities would follow.

He kept his word.

Estates at Somerset became High Point’s first community: 20 single-family homes on roughly half-acre homesites. I stayed involved from the land opportunity through marketing, sales and closeout. I sold this particular development by myself.

As buyers expanded floor plans and chose structural upgrades, some final prices exceeded initial projections by roughly $300k on average.
That unlikely lead became a community and the beginning of 16 years with people I genuinely admired.

Mountainside closed the chapter. Somerset opened it.

I could write a book about everything in between. For now, I’ll just say this: some of the best things in life begin with someone telling you no.,then maybe and end with yes.

Nick certainly did 😏

NEW HERE. NOT NEW TO THIS. 🏗️🤍

21 years in real estate. More than 18 on the developer side of the table. And I’m still learning something new daily.

What began in sales in 2005 became an education in residential development, from land and feasibility to the final home sold.

I’ve worked across more than 25 new-construction projects throughout New Jersey, alongside private developers, regional and national builders, architects, and ownership teams. I learned from exceptional people and saw decisions that shaped entire communities.

Product. Architecture. Design. Pricing. Positioning. Branding. Marketing. Sales strategy. Team leadership. Closeout.

I’ve seen strong markets, difficult downturns, successful launches, stalled projects, and a few situations best discussed over 🍸😉

One lesson stands out: A development is a business long before it becomes a collection of homes for sale.

Product must fit the market. Pricing affects absorption. Marketing shapes expectations. Buyer feedback should reach decision-makers. And carrying costs make time everyone’s business.

Working closely with developers taught me to see the whole project, not simply the next transaction. That’s the part I’ve always liked most.

After two decades helping bring communities to market, I have a few experiences worth sharing.

So this page is about new construction, development, architecture, design, marketing, buyer behavior, and the decisions behind it all. I’ll share past projects, lessons learned, ideas worth exploring, and a few opinions of my own 😉

There will also be glimpses of our family business and life along the Jersey Shore 🌊

This is my personal professional page. It’s public, but the experiences and perspectives are mine. I’m here to exchange ideas with people who care about good development.

If there’s a project where experience, ideas, and objectives align, I’d welcome the conversation.

~ Anita 🤍

🎯 KNOW YOUR AUDIENCE.

Nr 1 mistake in new-construction marketing? Treating every buyer the same.

Not every buyer responds to the same message, values the same features, or makes purchasing decisions the same way.

🏡 FIRST-TIME HOMEBUYERS

Often drawn to lifestyle videos, authentic experiences, and seeing real people enjoying a community.
They typically appreciate fast, digital communication, clear comparisons, and understanding why your community is the right choice for them.

Show them the lifestyle. Make the process approachable. Keep the momentum.

🔑 EXPERIENCED & MOVE-UP BUYERS

Often more focused on credibility, reliability, and the expertise of the people representing the builder.
They want detailed information, straightforward answers, and confidence that they’re making a sound investment.

Demonstrate your knowledge. Explain the details. Build trust before asking for commitment.

✨ RIGHT-SIZING & LIFESTYLE BUYERS

Often purchasing with established priorities and a clear vision of their next chapter.
Quality, convenience, low-maintenance living, location, and long-term value may outweigh square footage or trendy features.

Understand what they’re moving toward, not simply what they’re leaving behind.

💡 THE TAKEAWAY

The same community can appeal to three completely different buyers, for three completely different reasons.

Great marketing attracts the right audience. Great salespeople know HOW to speak to each buyer within it.

And in new construction, knowing that difference can mean the difference between generating interest and converting it into sales.

🏡 HOW DO YOU SELL OUT 34 HOMES WITHOUT THE MLS OR A MODEL HOME?

THE GROVE AT SOMERSET | SOMERSET, NJ

One of the easiest sellouts of my career came from leaving out two things most builders assume they need: MLS exposure and a furnished model home.

We weren’t going to use the MLS.

Our team made a strategic decision that allowed us to market this 34-townhome community directly through builder-specific platforms and our own marketing channels.

Why? Because when you understand the development side of this business, you know where your buyers are, how to reach them, and what motivates them.

🏗️ THE PRODUCT

34 townhomes. Three floor plans. Approximately 2,000 square feet each.

Two- and three-bedroom configurations, bonus spaces, and different garage options gave us the flexibility to appeal to several buyer profiles.

🎯 THE STRATEGY

We kept the entire sales process in-house.

Our trained full time onsite sales professional communicated the builder’s vision, product advantages, and value directly to buyers.

No unnecessary layers. No mixed messaging. No dependence on outside agents to explain a product they hadn’t been trained to sell.

📈 THE RESULT

Traffic was never an issue. We knew where to advertise, which platforms would deliver qualified buyers, and how to convert that interest into contracts. Follow up was the key.

34 homes. 100% quickly sold out.

No MLS. No furnished model home. Our own marketing. Our own sales team.

And frankly, one of the smoothest sales experiences I’ve had in new construction.

💡 The lesson? MLS exposure is a tool, not a sales strategy. When you understand the builder’s business, you can decide which tools you actually need.
