Most habitability cases are won or lost before the lawyer ever shows up. The paper trail you build now is the case you'll have later.
๐๏ธ BEFORE
Identify the exact issue.
Take timestamped photos and a short video.
Write down when it started and how it's affecting your daily life.
Save any receipts tied to it: medical visits, missed work, replacements.
Re-read your lease's maintenance clause.
Send the request in writing. Email, certified mail, or the landlord's portal. Not a text. Date it, keep a copy.
๐๏ธ AFTER
Document the response, or the silence.
If a repair gets scheduled, log the date, who came, and what they did.
Photograph the fix before and after. Painting over mold is not a fix.
Follow up in writing if nothing happens.
Keep everything in one folder. Texts, emails, photos, video, receipts.
Colorado gives landlords 72 hours to begin remedial action once they receive written notice, and 24 hours for dangerous conditions. Florida runs on a 7-day written notice path. Which clock you're on changes everything.
๐จ๏ธ Has your landlord ignored your repair requests, or "fixed" them in name only? Message us. We work with tenants in Florida and Colorado, and you'll speak directly with an attorney.
