🏡 Wake County Market Update — August 2026

* 1,411 homes closed — there’s still plenty of activity, but buyers are moving a little more selectively.

* Median sales price: $460,000, down 5.2% from August 2025. That’s a noticeable shift, although a countywide median doesn’t mean every home lost 5.2% in value.

* Active inventory: 4,958 homes, up from 4,635 last year — about 7% more choices for buyers.

* Average days on market: 30, compared with 26 last August. Homes are taking a little longer to sell.

* New listings: 1,846, essentially flat with last year (+0.5%), so the bigger story is the amount of existing inventory sitting on the market.

* Homes sold for 98.6% of list price — buyers are negotiating, but sellers are still getting very close to asking on average.

Wake County is giving buyers more breathing room. 🏡

We’re seeing more inventory, slightly longer days on market and a lower median sales price compared with last year. That means buyers have more options and more opportunity to negotiate, while sellers need to be realistic about pricing, presentation and marketing from day one.

But homes are still selling. A well-priced, well-prepared home can absolutely stand out in this market!
