As someone who keeps a close eye on Georgia’s housing market—both in South Georgia and with an Atlanta presence—I’m always tracking how prices shift across our cities. Right now, home prices here span from around $518,000 to over $4.4 million. In the Atlanta metro area, we’ve seen five-year increases ranging from 20% up to an incredible 43%. Even outside Atlanta, other metros have experienced notable gains, despite a few recent, minor dips. These trends are a reminder of how dynamic Georgia’s real estate landscape can be, and why staying informed is key—especially for those navigating relocations, new construction, or unique needs like military moves. It’s part of what drives my passion for providing up-to-date guidance and resources to clients across the state.

A recent study shows that Georgia lands at 39th place for mortgage applications from adults under 35, with just 17.9% of conventional applications coming from this age group in 2025. It’s a telling statistic—especially when you consider that our state’s typical home value sits at $333,559, notably higher than the under-$300,000 values seen in states attracting more young buyers. As Broker/CEO of the Real Estate Resource Center of South Georgia, I see firsthand how pricing and inventory can shape buyer demographics. My experience—especially helping military families and guiding clients through new construction—reminds me that each market challenge is an opportunity to get creative and advocate for my clients’ needs, no matter their age or stage. Georgia has its hurdles, but it’s also full of possibilities for those ready to make it home.

US Buyers See More Builder Incentives
Builder incentives are taking center stage in today’s new construction market. In late Q2, US builder confidence registered at 35 and has remained under 40 for 14 months straight—clearly reflecting the ongoing affordability strain, rising costs, and persistent mortgage rate challenges many buyers are facing. What’s significant for those considering new homes: over 60% of builders nationwide offered sales incentives in late Q2, and about 35% lowered prices, with average reductions of approximately 6% for buyers. As someone deeply invested in new construction—especially for military families and first-time buyers—I’m watching these trends closely. The industry still faces a 1.2 million home shortage, and leaders believe builder sentiment won’t improve until we see real progress on easing building barriers. Regulatory costs, taxes, and fees now account for more than 25% of the average single-family home price, underscoring how meaningful reform could be. For now, current sales conditions sit at 38, future sales remain at 45, and buyer traffic is holding at 25—signs that both caution and opportunity are in the air.
