Once the clocks change in most places, a 5:30 showing that felt bright and open in September can become a walkthrough in the dark. It's a small shift that changes a lot: buyers can't see the yard, the natural light you're selling doesn't show up, and rooms photograph — and feel — smaller.

A few things that help:

- Get your exterior photos taken on the next bright afternoon

- Turn on every light before a showing, and replace any bulbs that don't match the others

- Open the blinds before a daytime showing so the remaining natural light can do its job

- Light the walkway and the entry — the first ten seconds happen outside

- Add a lamp to any room that only has an overhead light

None of it costs much. The point is to adjust before the first dark showing catches you by surprise.

Section of Atlanta called most homebuyer-friendly ZIP code in Georgia

Atlanta’s 30314 ZIP code was just named the most homebuyer-friendly area in Georgia: only 11.1% of homes there are selling above list price, sellers are getting 96% of what they ask, and homes are staying on the market a median of 86 days. How Housing Inflation Is Measured
There’s no single way to measure housing inflation in the US, and that’s something I see play out with every family I help. Housing costs can mean so many things—rent, utilities, maintenance, purchase price, neighborhood feel, size, or even what it costs to build. For example, the most widely used consumer inflation index doesn’t even include home prices, so understanding what’s really happening often means looking at rent data alongside construction and other housing numbers.

Between early 2020 and early 2024, existing-home median prices in the US rose about 42%. That jump, driven by low supply and more people working from home, was felt in different ways by buyers, sellers, landlords, and renters. Maybe you’re a renter feeling the pinch of higher rent and utilities, or a seller who’s watched prices climb—or you might even be a landlord who faced new challenges during eviction moratoriums. The truth is, national averages only tell part of the story. Here in Hinesville, every neighborhood and property has its own unique rhythm. That’s why I always remind my clients: understanding local context matters so much more than any headline number.

If you've been weighing whether to keep the house and rent it out, it's worth hearing the other side: plenty of the time, selling is the clearer call.

You need equity. If the down payment on the next home depends on this one's proceeds, that usually settles it. Stretching to carry two mortgages is where this decision goes wrong most often.

The numbers don't work. Rent that doesn't cover the carrying costs, with no strong case for appreciation, is a monthly subsidy to a house you no longer live in.

The house needs work. Deferred maintenance, an aging roof, old systems. Tenants don't defer those costs — they surface them.

Your home sells well right now. A softer headline market doesn't mean your specific house is sitting.

You don't want the job. Being a landlord is ongoing work, not a one-time decision. Plenty of owners run the numbers, see a decent hold on paper, and sell anyway because they'd rather have a clean break and a simpler life.

Keeping the house isn't a free option. It just doesn't come with a monthly bill that makes the cost obvious.
