Inheriting a family hunting property comes with decisions most people have never had to make before.

A few questions worth sorting out early:
• Does the property need to go through probate, and in which county?
• If more than one heir is involved, do you agree on keep, buy out, or sell?
• Has anyone asked the assessor about "uncapping"? In Michigan, a property's taxable value can reset after a transfer of ownership.

Thinking about selling hunting land in Michigan? Most of the prep that helps a buyer understand your property takes time, not money.

Before you list, gather:
• Records: trail camera history, harvest notes, and any habitat work you've done
• Forest program status: if the land is in the Qualified Forest Program or Commercial Forest Program, confirm what transfers to a new owner
• Boundaries: a recent survey or clearly marked lines
• Current imagery that shows the property in season
• An honest read on the access road: is the two-track usable in mud season and snow?

Buyers will ask about each of these. Having answers ready makes your listing easier to evaluate.

Two of the costliest mistakes in buying Michigan hunting land happen before the offer is even written.

Skipping the boundary walk. A listing describes a parcel on paper. Walk every line with the plat map and a mapping app, and don't assume an old fence marks the boundary.

Skipping the access check. If a parcel doesn't touch a public road, you need a recorded access easement. Verbal permission from today's neighbor doesn't transfer. Check the chain of title at the county register of deeds.
