Big Changes Are Coming to Home Buyers on August 17, 2024

There are important changes coming that will benefit homebuyers. Here is what it means for you, if you are looking to buy or rent your next home.

1. You will sign a written agreement with your agent before touring a home.
2. The agreement will cover four parts regarding compensation.
a. A specific disclosure of the amount or rate of compensation that your agent will receive or how this amount will be determined.
b. Compensation that is objective (e.g., X flat fee, X percent, etc.) and not open ended.
c. A term that prohibits agent from receiving compensation for brokerage services from any source that exceeds the amount or rate agreed to in the agreement and
d. A conspicuous statement that broker fees and commissions are fully negotiable and not set by law.
3. Written agreements apply to both in-person and live virtual home tours
4. You can still accept sellers concessions, such as offers to pay your closing costs.
