For buyers, a price cut may create opportunity — but value still depends on condition, location, days on market, seller motivation, and your monthly payment comfort.

Buyers today have more options. With higher monthly payments, buyers are less likely interested in overpriced house. That means pricing strategy matters from day one.

For sellers, the key is not to “panic price,” but to launch at a number that makes sense against current competition, buyer affordability, and recent nearby activity.

Sometimes guiding clients through home tours feels a little like watching my own children grow up.

Helping them analyze each home’s strengths, the lifestyle, the little details,, including potential future concerns.

In the end, it’s still up to the client to decide what kind of home feels right for them.
