Should you buy a house right now or wait...

Our managing broker Jimmy Barton took a look at 10 years of St. Louis County housing data and the seasonality is pretty clear. Median prices generally come down in the fall and winter then climb again the following spring. It also seems like every fall we start seeing headlines about housing market panic... then spring comes around and things get busy again.

Something that stood out. We had 3,668 active listings in August 2022 and 3,641 this August. Almost exactly the same.

Jimmy's prediction is pretty simple. If mortgage rates stay in the high 6's or low 7's and inventory stays limited, we probably see a similar pattern. Prices soften heading into winter, then demand picks up in the spring and prices increase again. Higher rates and more homes sitting on the market could change that.
