We’re now halfway through January, so it’s time to start talking about market predictions for Q1 and the rest of the year ✨ While no one has a crystal ball, here’s what experts and enthusiasts see coming into view for 2023:

1️⃣ Home prices will rise, but slower than in years past. Realtor.com predicts an average increase of 5.4% nationwide.
2️⃣ Mortgage rates will hover around 6-7%, three to four percentage points higher than the crazy, historic lows of 2021.
3️⃣ Thanks to the uptick in rates, buyers will have less buying power in 2023. Some will consider creative ways to pursue homeownership, like pooling their resources to buy with friends and family, a trend experts first noticed in the spring of 2022.
4️⃣ Inventory will trail pre-pandemic levels but will be up 22.8% giving buyers more options to choose from and far less competition than in past years.
5️⃣ Homeowners in a position to do so will look to rent their low-mortgage-rate homes and step into the role of landlord. With rental rates predicted to increase faster than home values, renting out a home will be lucrative in 2023.

Decluttering is the gift that keeps on giving, so here are a few tips and some local charities that will make the most of your generous donations:

𝗪𝗵𝗮𝘁 𝘁𝗼 𝗗𝗼𝗻𝗮𝘁𝗲

1️⃣ Start in the closet. You were working at the office, then working from home, and now you’re probably back at the office again. This Giving Tuesday, purge that stockpile of sweats and get real about what you’re actually wearing as you head into 2023.
2️⃣ Toss the pandemic souvenirs. While you can’t donate take-out menus, short-lived hobby supplies, and facemasks, it’s high time you parted ways and reclaimed those spaces in your home.
3️⃣ Donate the toys. And, trust me, don’t ask the kids to help! Dig deep into their rooms and closets when they’re not home to make the job quicker and way less difficult.
4️⃣ Consider cold-weather items. Gently-used winter coats, rain jackets, hats, gloves, blankets, and scarves are in demand this time of year. Make room in your hall closet by passing along times your family has outgrown or no longer wears.
5️⃣ Ditch the dishes. One of the biggest obstacles to keeping your kitchen clean is overcrowded cabinets and drawers. It’s time to find a new home for all the extras. Keep in mind that home organization experts say you only need enough plates, bowls, and cups for two times the number of people in your family.
