South Bay Magazine is a local publication that reaches more than 100,000 local readers throughout El Segundo, Manhattan Beach, Hermosa Beach, Redondo Beach, Torrance, and Palos Verdes. They mail their magazines, free of charge to households, local businesses, and other popular community gathering places.

2026 has been my year of saying yes to more live music 🎶 … I’ve seen more concerts this year than I have in decades. (Mostly because I have incredible friends who know how much I love all music and that I’m always down to go, even if it’s an artist I’m not familiar with)

So when I got the call from All My Sons Moving & Storage to come out to Austin TX for ACL Festival it was a no-brainer! Big shout out to the entire team at All My Sons— Haley, Julian, Zack… and especially Jameson Olsen Williams │ Everyone’s Preferred Mover who moved mountains to make sure we got there safely and went above and beyond with every detail to pull off a spectacular event/collaboration 💋💃🏼

Sure it rained.
Yeah, it was muddy.
And there was a second when we thought the hurricane may stop us from getting there at all 😆

But we made it, and it was SO WORTH IT!
I made new friends.
Spent quality time with my bestie Andrew Jevin
Discovered new 🎵 artists.
Ate delicious food.
Danced my ass off.
And let loose for a few days, while still being able to serve my clients and get work done remotely.

If that’s not discovering how to live well and have more fun in my 40s, then I don’t know what is!

She picked up. And YES, I told her everything. 🥹🎤

The little girl who religiously watched MTV on that big-ass Zenith TV and sang every word of Madonna into her mom’s hairbrush was at the VMAs last night... watching Madonna do her thing. At 68. (Madonna performed Vogue at the VMAs in 1990, FYI)

I saw her perform in Vegas over 20 years ago, and she is STILL the Queen of Pop in my book 👑

Those who know me well know:

🎶 Music is my LOVE. I’d rather listen to music than watch TV, and I have arguably the most eclectic taste in music of anyone you’ll meet
🎶 I have that weird talent of knowing the words to almost every song... even the obscure ones with zero radio play
👗 I will never pass up an excuse to dress up
👀 And who doesn’t love a little people watching?

This is exactly why I say YES to unique LA events that involve art in some way, shape or form. They get me out of the house, and they’re such a healthy break from the everyday monotony of life.

And in a world full of doom and gloom, we could all use more art to brighten our lives... Not AI art... LIVE, IN-PERSON, HUMAN art!

Sure, I didn’t know every single artist who performed, but I walked away a new fan of some, and a more devoted fan of others.

I’ve talked clients out of houses they were in love with.

On purpose. And I’d do it again.

Because my job is not to find you a house.

I say that to every new buyer client and the look on their face is priceless. A little realtor rage bait, if you will. 😏

My job is to negotiate you the best possible deal on the RIGHT house — so when it’s done you’re high-fiving each other, and you feel good about what is arguably the biggest investment of your life.

Which means before we ever write an offer, I’m running a full comparative market analysis on the house you love. Not a gut feeling. Evidence.

Sometimes my advice is to come in under.
Sometimes it’s to come in over, because you do not want to lose this one.
And sometimes it’s to walk away.

Most people assume realtors are commission hungry and just want to get paid. I care about working with you more than once. So if a house doesn’t meet your standards, or it’s way outside the criteria you gave me, I’m going to say so. I always try to tell my clients what they need to hear, not just what they want to hear.

I’m not going to tell you what to do. I’m going to be your Sherpa. I’ll guide you, I’ll give you Tea’s two cents, and I’ll support you either way.

👉🏼 So if you’re house shopping and haven’t hired an agent yet — don’t hire someone just to open doors and write up a contract.

Ask them these 3 things first ⬇️

🔑 What’s your negotiation track record? How often do you get clients under list, and by how much?
🔑 Will you run a full CMA before I write an offer, or just tell me what to bid?
🔑 Have you ever talked a client out of a house?

That last one tells you everything 👀

To my 39-year-old self:
Hey. It’s me—Future You 🦋
I’m on the other side of that s**t-storm of a divorce, and I wish I could give you the biggest hug and tell you what you desperately need to hear right now:
It is SO gonna be okay🥹
Nearly 4 years have passed. You’re happy. You’re healthy. You’re thriving. You 🩷 your life more than you can possibly fathom right now.
And guess what? Your kids are happy and healthy too. So is your ex.

Healing won’t be linear, so give yourself some grace. This next chapter is going to teach you more about yourself than you ever wanted to learn. 😂
It will also be the hardest mountain 🏔️ you’ve ever climbed.
Lean on your friends.
Lean on your family.
Be vulnerable in therapy.
Ask for help. And when it hurts, don’t run from it.
You don’t get over hard s**t. You can’t go around it or under it either.
You have to go through it.
And you will.

This heartache, confusion and fear is temporary. It’s one chapter in a very long story 📕

I decided to share this because friends of friends call me all the time when they’re contemplating or going through divorce. They’re scared. Overwhelmed. Sometimes completely frozen by fear.
And I always say the same thing:
Marriage is hard. Divorce is hard. Try to make your marriage work first.
But if your marriage is truly over, this is what I wish someone had said to me in 2022:

You are not a failure.
Your marriage was not a failure.
Nobody gets married thinking they’ll get divorced.
And a “broken home” is NOT a divorced home. A broken home is one filled with fighting, anger, resentment and walking on eggshells.
There are beautiful, healthy families that exist on the other side of divorce too.

👉🏼This isn’t me telling anyone to get divorced👈🏼
It’s me talking to the woman who already knows her marriage is over but is terrified of what her life—and her family—might look like on the other side.
You deserve to be happy.
And your kids deserve to see their parents happy—whether that’s together or apart.

Plants are one of my favorite (and easiest) ways to instantly elevate a home.

I’ve used these exact plants 🪴 in homes I’ve sold—from a $6M condo on The Strand, to an $11M oceanfront home on The Esplanade—and I have every one of them in my own home too.

My 5 favorites:
🌿 Elephant Ear
🌿 Rubber Plant
🌿 Monstera
🌿 Calathea
🌿 Heartleaf Philodendron

They’re beautiful, relatively low maintenance, and you do NOT need to be a plant expert to keep them alive.

Fun fact: There’s actually a reason a home filled with living plants just feels better. Bringing nature indoors has been linked to reduced stress, improved mood + an overall sense of well-being. 🧘🏼‍♀️

And from a real estate perspective, there’s something you can’t quite measure about the warmth and life plants bring to a home. People feel it when they walk in. 🌿

And if you think you don’t have a green thumb… you do. You just don’t know it yet.
