One room often decides the offer. Kitchens and primary bedrooms get remembered — everything else gets tolerated. When you're prepping to sell, that's where to start.

20% down isn't a requirement — it's a way to avoid mortgage insurance. Plenty of buyers qualify for conventional loans with as little as 3% down. Talk to a lender before you rule yourself out.

There's no perfect time to buy, but waiting isn't free either. Home prices have historically appreciated an average of around 5% a year — worth weighing against how long it'll take to save a bigger down payment.

A home warranty covers repairs to major systems and appliances — it's not the same as homeowners insurance, and it doesn't cover everything. Ask what's actually included before assuming you're covered.

Pre-qualification is an estimate based on what you report. Pre-approval means a lender has verified your income, credit, and assets. Sellers take pre-approval seriously — pre-qualification, less so.

"As-is" means the seller won't make repairs — not that you can't inspect. You can still walk through with an inspector and negotiate price or walk away based on what you find.

It's more nuanced than the saying suggests. Renting buys flexibility and predictable costs. Buying builds equity but comes with maintenance and market risk. The right answer depends on your timeline, not a slogan.

An empty room photographs smaller and colder than a furnished one. If staging isn't in the budget, even a few key pieces in the main living space can change how buyers picture themselves there.

Every summer, the same question comes up: 'should we just buy our own vacation home instead of renting one every year?'

It's a fair question — and worth answering honestly, not just emotionally (even though summer is exactly when the emotional pull is strongest).

A few real things to know:

Financing is different. Lenders typically require a larger down payment for a second home — often 10–20% rather than the lower amounts available for primary residences — and interest rates can run slightly higher.

It's not 'free' once it's paid for. Property taxes, insurance, maintenance, HOA fees if applicable, and the cost of furnishing and maintaining a home you're not living in full time all add up.

Rental income isn't guaranteed. If your plan involves renting it out part of the year to offset costs, research the local short-term rental rules carefully — regulations vary widely and have been tightening in many markets.

The emotional math matters too. If a vacation home means your family actually uses it for years and creates real memories, that has a value spreadsheets don't capture.

If you're seriously considering this, the smartest first step isn't browsing listings — it's a real conversation about the numbers. DM me and let's talk through whether this makes sense for your situation.
