Long Island single-family home prices remained firm through July. On a rolling 12-month basis, the median sales price reached $851,000 in Nassau County and $715,000 in Suffolk County—both up 5.1% from the prior year.

Inventory remains below last year, and July closed sales increased in both counties. For sellers, the message is encouraging but important: demand is still healthy, yet accurate pricing and strong presentation matter from the start.
