If the roof is a red flag, the foundation is the entire warning system.
Structural issues are the scariest words in real estate — but knowledge is power.

Inspectors look for:
🔴 Cracks in the foundation (not all are equal — hairline vs. horizontal are very different)
🔴 Uneven or sloping floors
🔴 Doors and windows that don't close properly
🔴 Gaps between walls and ceilings
🔴 Signs of water intrusion in the basement or crawl space

Structural repairs can be costly. You need to know what you're dealing with.

💡 Randy's Tip: If the home inspector flags structural concerns, ALWAYS bring in a structural engineer for a second opinion before proceeding.

Safe Home Tuesday: Outdoor lighting — it's both a safety feature AND a curb appeal upgrade! 💡

Here's what to check on your exterior lighting this week:

🔲 Confirm fixtures and bulbs are rated for outdoor/wet locations
🔲 Inspect all exposed wiring and cords for cracking, wear, or pest damage
🔲 Make sure your outdoor outlets are GFCI-protected
🔲 Keep light fixtures clear of leaves, mulch, and any flammable materials
🔲 Use timers or motion sensors — always-on lights can overheat and drive up your energy bill

Before a buyer's inspector walks through your home, here's what you should tackle. 🛠️

These are the quick wins that make a big difference:

🔧 Replace burnt-out light bulbs (inspectors flag them)
🔧 Fix dripping faucets and running toilets
🔧 Replace HVAC filters
🔧 Clear gutters and downspouts
🔧 Seal any visible cracks in caulking
🔧 Test smoke and CO detectors
🔧 Clear access to attic, crawl space, and electrical panel

These small fixes cost very little but signal to buyers (and their inspector) that this home has been well-maintained.

💡 Randy's Tip: Don't hide problems — fix or disclose them. It always comes out, and honesty saves deals.
