Every August I get the same question from Hampstead sellers: did I miss the window?
Short answer, no. Here is what actually happens on the 17 corridor after Labor Day. The vacation traffic clears out and the people still looking at houses are the ones who have to move. Job transfers. Retirements planned around a school year. Military families with report dates. Those buyers are not browsing on a Saturday for fun, and they do not have the option of waiting until March.
Fewer buyers, yes. But a higher percentage of serious ones, and much less competition from other listings, because most sellers talk themselves into waiting.
The tradeoff is that fall buyers are picky about condition and they read the days-on-market number closely. If your house is going to sit, it will sit visibly. That is a pricing and prep conversation, not a calendar problem.
