Most Florida landlords think an eviction starts with hiring an attorney. It often doesn't.
Here is how it actually works when you bring the case to us. We file the eviction, we serve it, and we handle the default paperwork from start to finish. We only bring in an attorney if the case reaches a hearing or mediation, and we have plenty we can recommend if it gets there.
What the process looks like:
1. We file the complaint and summons.
2. We serve the tenant.
3. The tenant has five business days to respond.
4. If there is no answer, we file the default package, including the final judgment and the writ of possession.
5. The court sends the writ to the sheriff for the physical eviction.
Most Florida evictions run one to three months. Anyone promising a week should raise a flag. The timeline is never guaranteed, but doing it by the book is what keeps your case from getting kicked back and starting over.
