I had the pleasure of working with Amber and Bill from The Sokol Firm on a short sale. They quickly got the sale approved by my lender; however, the buyer ultimately backed out.

With Amber and Bill’s guidance, I decided that moving forward with a Deed in Lieu of Foreclosure was the best option. The same day I paid a flat fee, Amber immediately picked up where we left off and got the process moving without delay.

Although I faced several challenges throughout the Deed in Lieu process that were completely outside of The Sokol Firm’s control, Amber and Bill were consistently available, responsive, and supportive. They took the time to explain each step, answered all of my questions, and made sure I was always moving in the right direction.

The Sokol Firm Short Sale Tip! If you have an Estate seller, make sure all Estate requirements have been handled prior to putting the home up for sale as a short sale. This includes probate of the Will, if applicable, Letters of Testamentary / Administration being issued, as well as filing any necessary State or Federal Inheritance Tax Waivers for the Estate. Not having these in place during the review or when preparing to close can cost us the approval to expire while we are working on clearing these additional title requirements.
