🏛️ Gunter City Council Update | July 16, 2026

Yesterday’s Gunter City Council meeting lasted just under four hours and covered a wide range of agenda items.

On this page, my focus is sharing the new residential and commercial developments, growth projects, and community updates that impact homeowners, buyers, sellers, and anyone interested in Gunter’s future.

Here are the biggest development updates from yesterday’s meeting:

👋🏻 Welcome to Gunter!

City Council officially welcomed Hayden Brodowsky as Gunter’s new City Manager. We look forward to seeing his leadership as Gunter continues to grow.

🏡 Platinum Ranch - Gunter, Tx
• 1,700+ acre master-planned community
• 4,200+ planned homesites
• Approximately $2.1 billion projected buildout value

City Council discussed the Public Improvement District (PID) and bond financing. Officials emphasized that 100% of the PID bond repayment will be paid by future Platinum Ranch property owners through PID assessments—not by current Gunter residents or property owners outside the development.

Council also explained that PID assessments and related tax information are disclosed to buyers before signing a purchase contract, helping ensure homeowners understand those obligations before purchasing.

🏡 Taylor Ranch - Gunter, Tx
• 491-acre master-planned community
• 649 planned homesites
• Approximately $400 million in projected taxable value to the City of Gunter

Taylor Ranch’s PID was also discussed as this community continues moving through the development process.

🚗 Head west out Little Elm Creek Rd - you will see the construction started with the roads already cut in for Taylor Ranch.

▪️My goal is to take the information discussed during these meetings and break it down into updates that are easy to understand for homeowners, future buyers, and anyone who wants to stay informed about what’s happening in Gunter.

🏡 PLATINUM RANCH UPDATE | GUNTER, TX

A major update on Platinum Ranch was shared during this week’s Gunter City Council meeting.

City staff reported that work is beginning on Phases 1A, 1B, and 1C of the development. Those initial phases are expected to include approximately 962 lots, marking a significant step forward for one of the largest planned communities in the area.

When fully developed, Platinum Ranch is expected to include more than 4,000 homes, along with commercial, mixed-use, and community components that have been part of the long-term vision for the project.

While a development of this size will take years to build out, it’s clear that Platinum Ranch continues to move from planning into active development.

As more information becomes available regarding infrastructure, builders, timelines, amenities, commercial components, and future phases, I’ll continue sharing updates here.

PLATINUM RANCH — This is the BIGGEST development coming to Gunter, as of now.

▪️I believe it will hold the biggest impact on our small town and our ISD! ▪️

Here’s what I know 👇🏻

📍 Located just south of Gunter, west of Preston Rd (289), Platinum Ranch sits right in the path of northbound growth coming out of Celina.

👉🏻 And at nearly 2,000 acres…

This is currently the largest development planned in the Gunter area

📊 HERE’S WHAT’S BEEN ANNOUNCED:

• ~1,998 total acres
• Developed by Centurion American
• Mix of residential, commercial, and multi-family
• ~4,200 single-family homes planned
• ~290 villa units
• ~277 acres of mixed-use (including potential multi-family up to ~3,000 units)
• Positioned along the future Grayson County Toll Road + Marilee Rd corridor

🌳 PLANNED COMMUNITY FEATURES:

• ~223 acres of green space
• Community park + multiple amenity centers
• Existing lakes being enhanced
• Trails + open space throughout

✏️ On-site schools are planned within Gunter ISD
✏️ Potential for 2 elementary schools + 1 middle school on site in Platinum Ranch

👉🏻 That’s 3 campuses built into ONE development

➡️ Not assigned to specific lots yet — that comes with final plats
But it confirms this project is moving forward

🧠 PHASING + TIMELINE (THIS PART MATTERS):

The layout you’ve probably seen is still a conceptual master plan — it shows intent, not exact timing.

✔️ Phase 1: ~960 lots
✔️ Lot delivery projected around 2027
✔️ Vertical construction follows
✔️ Earliest realistic move-ins: 2028+

💡 Translation:
This is NOT “homes coming next year”

👉🏻 This is long-term, structured growth

This impacts:
• Future school zoning
• Where new campuses go
• Traffic + infrastructure
