What does this mean?
It means we’ve moved away from the frenzy of the past few years & into a healthier, more balanced market where buyers & sellers are working together to get transactions to the closing table.
For sellers, this means pricing matters now more than ever. The days of throwing a number at the wall & hoping the market catches up are largely behind us. Buyers have options. They’re comparing properties, negotiating repairs, requesting concessions, & taking the time to make informed decisions.
For buyers, this market presents opportunities we haven’t seen in years. More inventory means more choices. More negotiating power means the ability to ask for inspections, repairs, closing cost assistance, & terms that make sense for your financial goals.
The biggest takeaway?
Market value is no longer determined by what your neighbor sold for during the peak of the market. Market value is determined by what today’s buyers are willing to pay in today’s market conditions.
