Terms of sale: Sealed bids must be received on or before 5:00 p.m., June 20, 2024, at 102 North Main Street, Groton, South Dakota 57445 or via mail at PO Box 467, Groton, South Dakota 57445. Each sealed bid must include a completed Bid Sheet (contained in the bid packet) and earnest money check for 5% of the bid amount. Checks shall be made payable to Kolker Law Trust Account. Checks will be returned by mail to unsuccessful bidders.
High bidders will be invited to attend a private auction at 4:00 p.m., June 24, 2024, at Kolker Law Office, 102 North Main Street, Groton, South Dakota 57445. The Seller has the right to reject any or all bids.
Land is subject to any rights, easements, restrictions and/or reservations of record. 2023 real estate taxes due in 2024 will be paid in full by the Seller. The 2024 taxes payable in 2025 will be prorated to the date of Closing, with credit to be given to the Buyer on the Closing Statement. Closing to be approximately 90 days after the successful bid is awarded. The owner’s policy title insurance and closing fees for the title company or closing agent will be split equally between the Buyer and the Seller. The Buyer will be responsible for the cost of recording the deed as well as being responsible for any points, surveys, boundary line determinations or other items required by Buyer’s bank or Buyer. The Seller shall be responsible for the cost of preparing the Warranty Deed and the transfer tax.
