It is always such an honor when friends and family choose me as their realtor and today’s closing was close to my heart ❤️

I met Emily about six years ago when she was working for the attorney who handled our son’s adoption. She was so kind and we bonded instantly! We kept in touch through social media over the years and when the time came for her to make a move she called me. Today is the start of a new chapter of her life and I am overjoyed to be a small part of her journey 🥹

We have been searching for the perfect home for about six months and today she got the keys 🔑

The journey wasn’t easy and included changing lenders after we went binding. Through it all, I’m so thankful for a wonderful co-op with Julie, my TC Kelly Corbin for always keeping the paperwork and deadlines together, WIN Home Inspections Justin Andresen, Susan Nolan who stepped in and saved the day with her creative solutions in lending and of course Wessels, White & Earley for another smooth closing 🏡

It truly takes a village to get to the closing table. Who you choose matters!

The running joke in real estate is “go on vacation if you want to be busy” and it’s true! I told my broker before we left for Florida that I would get my listing under contract while I was gone and 💥BAM💥 it happened 👏🏼

We are so excited to have accepted a full price offer! I am looking forward to my sellers being able to move into their forever home 🏡

Story time!

But first… we are officially UNDER CONTRACT 👏🏼

We’ve been searching for the perfect home for my buyer’s unique situation since December. Remember my post last week about really praying over an offer I sent? We did not secure that home because we got beat out by cash 😩 That’s right, real estate isn’t always rainbow and sunshine 😱

However, we wasted NO time continuing to search the market. We toured a home Sunday afternoon, sent an offer that we thought was out of reach. Seller countered. We ran the numbers with her lender (which you should always do!) and the numbers just didn’t make sense. I told the listing agent we couldn’t make the counteroffer work 😢

So we started coming up with a new plan to tour a home that hadn’t even hit the market yet. Then the magic happened! The listing agent for the counteroffer said she was talking to her client about reconsidering our original offer that worked for my buyer 🎉

We removed some conditions, but were able to negotiate 14k off of the list price and seller is contributing 10k to closing costs 🙌🏼

I say all of this to say that real estate is not easy! It takes time, care, patience and determination. It also takes both sides working together towards the same goal: getting to the closing table 🤝

I am so excited for my buyer and this next chapter ❤️
