Half the buyers I talk to panic the second their score moves at all.

A small dip after a hard inquiry or new utilization is normal, not a red flag. It happens to almost everyone shopping for a mortgage, and it corrects itself faster than people expect.

What actually matters is the score your lender pulls the week you apply, not the number staring back at you on an app today. That app score and your mortgage score are often calculated differently, which trips people up more than anything else in the process.

Comment “SCORE” if you want to know what actually moves it before you apply.

There’s a version of me from several years ago who would not believe how normal this call feels now.

Explaining to a family that the house they’d already mentally moved into fell through, that’s not a skill they teach in licensing school. There’s no script for it. You just learn, slowly and a little painfully, how to hold someone’s disappointment without making it about you.

You learn it by doing it badly a few times, then better, then eventually just honestly. And somewhere in there you stop dreading it and start seeing it as part of the job you’re actually good at.
