In this crazy market, pricing, staging and marketing matter more than ever. Back-to-school season isn’t exactly prime selling season, buyers are picky, and homes can sit if you miss the mark.

We’ve all looked at a house that’s been on the market for 65 days and thought, “No wonder it hasn’t sold. It’s priced too high. I wouldn’t pay more than $___ for it.” Buyers know when something doesn’t make sense.

But when the price is right, the staging is right, the photos and marketing are right, and the home checks the boxes? Multiple offers within 24 hours.

Today marks another milestone ..Being both the Realtor and the seller on this one gave me a whole new perspective. I understand firsthand why it’s so hard for homeowners to sell right now when they’re sitting on a 2.75% interest rate. Walking away from that rate is painful!

But after years of being landlords and one really difficult eviction at other properties -we realized residential rentals weren’t where we wanted to focus our energy anymore. We’re ready to shift more of our portfolio toward commercial real estate.

This house will always be special. We bought it when Ellie was 24 months old, brought Evan home here, and lived here for seven years. And somehow, this home that held so many memories also gave us over $859k in equity.

Sometimes it makes sense to stop holding onto something just because you got a great rate and look at what that equity can do for your next investment.

Being the seller reminded me how emotional real estate can be. Being the Realtor reminded me why I love it so much. ❤️🏡
