Renovation #2: hall bathroom.

And apparently my solution to dated fixtures, builder-grade everything and a tired tub and surround is…tear it all apart. 😂

This little bathroom didn’t need to become bigger to feel completely different. The footprint stayed relatively simple, but nearly everything else changed — flooring, tub & surround, tile, vanity, countertop, fixtures, lighting, mirror, hardware and finishes.

One thing I’ve learned from renovating homes: not every room needs an expensive architectural reinvention.

Sometimes the better investment is figuring out what isn’t working, keeping what does, and spending the money where it will have the greatest visual and functional impact.

I kept this one warm and neutral with large-format tile, wood tones and brushed brass — something that feels current without (hopefully) screaming “2026!” five years from now.

The middle of a renovation is rarely pretty.

But THAT is exactly why I love a good before and after.

Okay, I have officially run out of excuses for not sharing these renovations. 😂

So I’m starting with the kitchen.

This wasn’t just a cosmetic update. I completely rethought the space — removing the old kitchen configuration, replacing the cabinetry, flooring, lighting, countertops, appliances and fixtures, and creating an entirely new focal wall.

My favorite decision might be the glossy green tile. Or the warm wood against all that white. Or the quartz countertops. Ask me tomorrow and I’ll probably have a different answer.

I’ve spent years around real estate, but the part I keep coming back to is transformation — walking into an outdated property and immediately imagining what it could be.
