Keeping the house may be part of the divorce settlement. But can the mortgage plan actually support it?

That’s a question that should be answered before the settlement is finalized.

There are often more pieces involved than simply determining who gets the home:

• Can one spouse qualify for the mortgage independently?
• How and when can support income be used for qualifying?
• Is the proposed equity buyout financially and mortgage-feasible?
• Could the way the settlement is structured create a financing problem later?

This is why mortgage planning belongs at the beginning of the divorce process, not at the end.

As a Certified Divorce Lending Professional (CDLP®), I work alongside divorce professionals and their clients to evaluate the mortgage implications of the marital home before decisions become final.

If you're going through a divorce, protecting your credit and your identity is easy to overlook while so much else is changing. These four steps are worth saving.

Two points stand out to me as a Certified Divorce Lending Professional.

Your divorce decree divides responsibility between you and your spouse, but it does not change your contract with a lender. If your name is on a joint account, the lender can still collect from you.

And after years together, your spouse likely knows your passwords and the answers to your security questions. Updating those protections is a routine step, not an accusation.

Here is where to start: check your credit reports for free every week at AnnualCreditReport.com, freeze your credit at all three bureaus, change your passwords, PINs, and security questions, and report any account you did not open at IdentityTheft.gov.

If you plan to buy or refinance, keep in mind that a credit freeze must be lifted before a lender can review your credit. Just as important, talk with a Certified Divorce Lending Professional before you apply. As a CDLP®, I am trained specifically in how the terms of a divorce, from joint debts to the timing of your settlement, can affect your mortgage options.

The other day I was talking with a client that I originally spoke to in 2019, but he didn’t feel it was the right time to buy and was unsure about the future of the housing market.

I then spoke to him in 2021, in the midst of COVID and 2% mortgage interest rates. It was the same uncertainty about the housing market due to the pandemic, the media, etc.

I shared my experience of buying my first home in 2020 and how glad I was that I bought when I did.
My only regret- wishing I bought sooner…

We talked a couple more times over the years, then in 2023 rates shot up.

Fast forward, he now feels like he missed the boat. The thing is, there is always going to be a moment you will look back on and say “I wish I could have or would have bought then.”

The next best time is now. Don’t keep waiting.✨

Set your goal and then let’s sit down and come up with a plan and make it happen because life truly does begin at the end of your comfort zone.
