Pitt County Buyer Watch β October 5, 2026
There is a significant change this week, and it strengthens the case for negotiating now rather than assuming November will automatically be better.
The biggest development is mortgage rates. Freddie Mac reported the average 30-year fixed rate at 7.28% on October 1, up sharply from 7.03% on September 24. That quarter-point increase in a single week was the largest weekly jump in about four years. Rates have now risen for six consecutive weeks.
That is meaningful for affordability. On a $300,000 30-year mortgage, principal and interest is roughly $2,054/month at 7.28%, versus about $1,996 at 7.0%βroughly $58 more each month before taxes and insurance.
Pitt County buyers are gaining leverage
The local picture is much more encouraging. A recent eastern North Carolina market report found approximately 630 homes available in Pitt County, with local agents reporting more choices and longer listing times than buyers have seen in recent years. Sellers are increasingly willing to discuss seller-paid closing costs and allowances, according to local brokers interviewed by WITN.
