⚠️ NC Wholesaling: Here’s Why You Should Be Concerned ⚠️
The new NC House Bill 797 redefines residential property wholesaling in a way that could threaten the very core of what many investors do:
It says if you enter into a contract without the intent to live in the home, or you market, assign, or sell that contract, or even deal in options—
you’re now classified as a real estate broker and must be licensed.
So YOU CANT EVEN CONTRACT WITH A SELLER UNLESS YOUR LICENSED!
Let that sink in:
➡️ Locking up a deal and selling the contract?
➡️ Marketing a deal you got under contract?
➡️ Structuring an option agreement with a seller?
Under this bill, all of that would require a broker’s license.
📌 The concern isn’t about stopping scams.
It’s about potentially criminalizing legitimate, non-agent investing strategies that have helped thousands get started in real estate.
If this language stays, wholesaling as we know it in NC could be over unless you’re licensed.
