Not because it’s the biggest deal I’ve worked on…
Actually the opposite.

This is the lowest-priced property I’ve put under contract so far.

But real estate has never been about chasing a number to me.

Funny how negotiations work sometimes. We came in at full price with stronger concessions… and somehow ended up at a lower purchase price instead. Final numbers landed at $240K with less seller-paid closing costs, but my buyer is pumped and that’s what matters.

Here’s the truth: winning in real estate isn’t about “winning” every line item. It’s about aligning the right house, the right terms, and the right timing for the person making the move.

Another one locked up in the Upstate.
Now we shift into inspections, diligence, and getting this thing cleanly to the closing table.
