How did we sell 21 Apollo Road in Tiburon for **14% over asking?**

It came down to three things: **preparation, pricing and promotion.**

Before a home ever hits the market, we identify what will make it stand out, who the likely buyers are and how to position it to generate the strongest possible response.

At 21 Apollo, that included a strategic pricing approach designed to get the attention of the right buyers and bring them through the door. After the first open houses, interest quickly turned into competition, with **multiple buyers submitting preemptive offers.**

The result: **sold for 14% over asking.**

But strategic pricing isn’t about simply pricing a home low—and the same strategy doesn’t work for every property or every market. It requires understanding current buyer behavior, local inventory, comparable sales and what makes a particular home desirable.

In this case, **pricing wasn’t a value. It was a strategy.**
