For decades, if a manufactured home had been moved from another site, it couldn't be financed. Cash only - didn't matter how good the home was.

That changed on September 2.

Freddie Mac now allows conventional financing on moved manufactured homes, with a few conditions: an engineer has to inspect it and the report goes in the loan file, the home has to have been built for Florida weather rather than somewhere calmer, and the loan can't pay for the move itself.

Worth knowing - this is Freddie Mac only. FHA, VA and USDA still exclude moved homes, and not every lender is set up for it yet.

This porch roof is framed straight into the manufactured home. No posts under it, no footings of its own — the home is carrying it.

That makes it a non-self-supporting addition, and it's what gets flagged.

Worth knowing if you're buying or selling a manufactured home: the standard engineering certification covers the home itself — installation, foundation, tie-downs. It does not cover what somebody attached to it later. Whether an additions certification gets ordered is the lender's call. They see a porch or an addition and request one, without knowing what's behind the framing until someone goes and looks.

If it isn't ordered up front, we collect the documentation during the base inspection. Asked for within 30 days, it can usually be issued without a second trip.

Brand-new construction. High-end finishes. And the shower drain is
packed with construction debris.

This is the sand, grit and setting material that goes down the drain
while the tile and drywall work is being done. Loose material slows
the drain and collects hair and soap behind it. Thinset or grout is
worse — it sets up hard in the trap and doesn't dissolve. If it can't
be pulled out, the trap comes out, and on a finished tile shower that
means opening the floor or the ceiling below.

New doesn't mean finished right. This is the builder's responsibility,
and it's a lot easier to get corrected before you close than after.

You know that tag on a mattress that says do not remove under
penalty of law? Manufactured homes have something similar — except this one actually matters.

It's the HUD data plate. A paper sheet, printed inside the home,
usually near the electrical panel, inside a kitchen cabinet, or in a
bedroom closet. I've found them taped under the kitchen sink too.

It lists the serial number, the date of manufacture, what equipment
came from the factory, and the wind zone the home was built for.
That last one is what your insurance company and your appraiser are going to ask about here in Florida.

Nobody's coming after you if it goes missing. But if you're trying
to close on a home and it isn't there, you're waiting on IBTS or the
manufacturer to verify it — and that's the kind of delay that shows
up at the worst possible time.

So if your home has one, leave it right where it is.

They called us about a flooded closet. An AC condensate drain had backed up and put water into the air handler closet and the bedroom closet next to it. That part was real, and it needed to come out. But what we found walking the rest of the house was growth around the ceiling vents in six other rooms — and once the access panel came off, contamination inside the air handler itself. That is the equipment feeding air to every room in the home. We wrote the whole case up, anonymized, and published both documents that came out of it: the full assessment report and the remediation protocol. Every flip is designed to be persuasive in the twenty minutes you spend walking through it.

New floors, new kitchen, gray paint, great photos. What none of that tells you: how old the roof is, what's in the panel, what the pipes in the wall are made of, or what was behind the drywall before somebody primed it.

I wrote up the 9 things I look for in a recently remodeled house — including the one free thing every buyer should do before their inspection period runs out (pull the permit history and compare it to what the listing claims).

Not every flip is a problem. But you should know which one you're buying.
