FEMA is redrawing Clay County's flood maps. The zone you're quoting your buyer may not be the zone they'll own.

New maps are anticipated to take effect in spring 2027. Right now, the effective map and the preliminary map can say two different things about the same property.

Hole 12 at The Council Cup had a surprise guest yesterday. 🎃

Thank you to the Women’s Council of REALTORS® Jacksonville for a great day at Deercreek Country Club, and for letting Hanna Home Services be a hole sponsor. Our hole came with a scary-good costume, an inflatable dachshund, and a sign that says it all: there are no mulligans in home inspections.

Cooler weekend ahead? Leave your thermostat fan on AUTO.

It's tempting to flip it to ON when the weather cools off a little, but it won't be cool enough to matter. With the fan on ON, air keeps blowing across the damp indoor coil after cooling stops, which carries moisture back into your home. AUTO runs the fan only while the AC is cooling.

Mold and mildew tend to grow when indoor humidity stays above about 70% for extended periods. Musty smells, clamminess or window condensation are worth paying attention to.
