Rewinding back to this Spring, these 2 were referred to me and were looking to make sure they had their ducks in a row to buy NEXT YEAR. I absolutely loved their dedication to making sure they had whatever choices they could have been preparing in advance. I always say, it’s never too early to start planning in this market.

It wasn’t a big surprise when they realized they were already able to accomplish their home buying goals, and a couple nice houses caught their eye this summer and they started to look sooner than originally planned. Fast forward to now, and they have closed on their first home!

For some home buyers, the school district can be one of the biggest factors in deciding where to look. For others, it may not play much of a role at all.

A preferred district can narrow the search quite a bit, especially when buyers are balancing location, commute, budget and the features they want in a home. Sometimes that means paying more for a particular area or compromising on the house itself to stay within a preferred district.

And even when schools aren't a personal priority, it's still something worth understanding when comparing homes. School districts can vary from one area to the next, sometimes even between neighboring communities.

Ultimately, every buyer has a different list of priorities. Knowing which ones matter most can make the home search a whole lot clearer.

Staging doesn’t have to mean completely transforming your home before putting it on the market. The goal is to help buyers see the space clearly and picture themselves living there.

A few things that can help:

🧹 Declutter & depersonalize so the rooms feel open and buyers can focus on the home itself.

💡 Let in as much light as possible by opening curtains and blinds and making sure rooms feel bright.

🛋️ Give each room a clear purpose so buyers can easily see how the space could work for them.

🌿 Keep the finishing touches simple with things like fresh towels, a few plants or neutral décor.

🔧 Take care of the little repairs you’ve been meaning to get to. Small issues can stand out more when buyers are looking closely at a home.

You don’t need to make your home look like a magazine. A clean, comfortable and well-presented space can go a long way.

Once an offer is accepted, it can feel like the hard part is over. But there’s still plenty happening behind the scenes before closing day. 🏡

Between offer accepted and getting the keys, buyers can expect things like:
