5 things the new build salesperson will never tell you:

1. Their closing cost credits get bigger at the end of the quarter
2. Lot premiums are almost always negotiable
3. Builder contracts have clauses that protect the builder, not you
4. Rate buydown programs exist at almost every builder right now
5. If you walk in without an agent you lose your biggest negotiating advantage for free
