📈 Mesa County Real Estate Market: April 2025 Update 🏡

The numbers are in, and April brought some notable shifts in our local market compared to March:

✅ Inventory Increased
Listings jumped from 550 in March to 599 in April – a 9% month-over-month increase, giving buyers more options and sellers more competition.

✅ Homes Selling Faster
Average Days on Market dropped from 88 in March to 84 in April, showing improved buyer activity and stronger market momentum.

✅ Sales Activity Ramped Up
Closed sales increased from 259 to 294, a solid 13.5% boost—a strong indicator of growing buyer confidence heading into spring.

🔻 Sellers, Take Note
We did see a drop in median list price ($437,400 → $395,500) and median sales price ($401,450 → $393,750). With rising inventory, pricing right and preparing your home well is more important than ever.

This is going to look a lot like a marketing ploy, but I want the graphic to get your attention.

Speaking to you from experience and because I know you, it's f@%ing difficult to secure adequate housing and sometimes it feels like it's just not in the cards. I'm gonna tell you now, that thinking is bu****it. It's not a matter of "if", but "when".
And I will help get you there, no matter where you're at in the states. You just need to reach out to me so we can create a strategy to make this a reality for you.

Your demographic has been a big motivating factor in why I got into this service-based industry. We have opportunities available to us, but no one teaches us how to use them. Let's change that.

These snapshots compare the stats from the ONE Report with the interest rates of March 2024 & March 2025.

March 2024: Lower prices, slightly higher conventional interest rate for consumers with excellent credit.

March 2025: Higher prices, slightly lower conventional interest rate for consumers with excellent credit.

The result: A monthly payment $83/month more in 2025. Same house (arguably less house) for $996 more, annually.

Know this... if (when) interest rates come down, home prices go up.

Conversely, if you take last years median home price and paired it with todays conventional interest rate of 6.707%, you only saved yourself $9/month. Only $385,000, as of March 2025, will get you less house than it did last year.
