I’ve seen it happen more than once — a buyer throws out the biggest number just to win the contract, but when it comes time to actually perform, the deal starts falling apart.

Price matters, but terms matter just as much.

A lower offer with cleaner terms, fewer contingencies, stronger financing, and a realistic path to closing can be far more attractive than a higher offer loaded with risk.

We recently helped a buyer get under contract without writing a full-price offer. Instead of adding a long sale-of-home contingency, we structured the option period strategically so the seller had more certainty and less risk of being tied up for weeks with a deal that may not close.

That matters.

Most sellers are not just asking, “What’s the highest price?”

They’re asking:

Will this buyer close?
Will this contract drag out?
Will I end up back on the market?
Will I lose time, leverage, and momentum?

Because once a property goes under contract and then comes back on the market, buyers start asking questions — and the seller’s negotiating position can take a hit.

Shopping with clients that turn into friends is truly one of the best parts of this career. Closing is so bittersweet! You don’t get to see your people as often as you do whole house hunting, but getting to be a part of helping them find home is such a blessing!

Understanding that what you’ll take home as a seller is a much larger picture than just sales price. A lot of sellers can easily get hung up on stopping at sales price before they understand all of the terms of the contract.

Understanding expenses, based upon the terms of the contractor, extremely important. Who is responsible for paying for those terms will ultimately determine your bottom line. So sometimes a lesser sales price with more favorable terms could get you more money than a full price offer with less favorable terms.
