I have almost watched an entire real estate transaction implode over salt & pepper shakers and a lamp. 😂

And before you ask… yes, everyone involved was a fully grown adult.

This is your reminder that sometimes the hardest part of a real estate transaction has absolutely nothing to do with the house.

It’s emotions.
It’s expectations.
It’s communication.
And apparently… sometimes it’s table lamps.

A good agent isn’t just there to open doors and write contracts. We’re there to keep the train on the tracks when everyone starts losing their damn minds over something that costs $47 at HomeGoods. 😂

The deal closed.
The salt & pepper shakers survived.

Pricing a house isn’t just pulling three comps and averaging the price per square foot.

Because buyers don’t experience a house on a spreadsheet.

They experience the steep driveway. The awkward floor plan. The weird addition. The busy road. The questionable situation next door.

Those things are hard to assign an exact dollar amount to — but pretending they don’t affect value is how listings sit on the market while everyone keeps asking, “Why aren’t we getting offers?”

Data gives us the range.

Experience, buyer behavior, and a little common sense tell us where inside that range the property actually belongs.

That’s the part an algorithm can’t walk through the front door and see.

Agents: pricing is part math, part psychology, and part knowing what buyers will actually tolerate.

And sometimes you have to tell the seller the thing the spreadsheet can’t. 👀
