I was recently featured in KeyCrew Journal, where I discussed how we build buyer profiles for luxury listings.

Most luxury marketing starts too late.

It starts with photos, video, staging, brochures, and ads.

Those assets matter, but they should not be created in isolation. The first question should be more specific:

Who is most likely to buy this property?

Not a vague demographic. A real buyer profile.

Occupation. Family structure. Lifestyle. Commute. Interests. Financial capability. Where are they coming from? How do they spend their time? What do they value?

That changes the marketing.

It changes how the property is presented, where it is promoted, and who it is presented to.

For luxury sellers, broad exposure is not the goal. Qualified demand is the goal.

I was recently featured in Citybiz discussing why more high-net-worth buyers are choosing Central Florida over Miami and Naples.

The shift is practical.

Buyers are looking at storm exposure, purchasing power, lifestyle, healthcare access, private communities, and long-term value. Central Florida gives many of them a stronger overall equation.

That has real implications for sellers.

The right buyer may not be local. They may be coming from Brazil, the UK, Europe, the Northeast, South Florida, or another market where Central Florida offers a better lifestyle and more property for the money.

That is why positioning matters.

At the same time, buyer selectivity continues to increase. The difference between homes that move and homes that sit is becoming more visible across the market.

This is not simply about inventory levels. It is about positioning.

Properties that are strategically priced and marketed to the right buyer profile continue to generate activity. Homes that miss on pricing, presentation, or exposure are staying on the market significantly longer.

Buyer selectivity has increased, and what the numbers don’t show is a huge gap between homes that move and those that don’t. Homes that are not priced and marketed correctly are still sitting on the market for a very long time.

So, while the statistics show a relatively strong seller's market in Windermere, positioning your home correctly remains the determining factor in whether it's on the market for days rather than months.
