What’s Happening to Westgate?
“The Experience District”

Westgate was the place to be. Hockey games, packed bars, restaurants with long waits, it was one of the hottest entertainment districts in the Valley.

But everything has slowly changed.

The Coyotes left. Several popular nightlife spots closed. Weekday crowds disappeared. And recent incidents haven’t helped Westgate’s reputation. Many locals now avoid it altogether.

So… what’s next?

No one is trying to bring back the old Westgate.

They’re changing it completely.

Instead of building around bars and hockey, they’re shifting toward what they call an “experience district.” That means attracting new destination restaurants, entertainment concepts, concerts, family-friendly attractions, and reasons for people to spend an entire evening there, not just show up for a game.

The arena has already been redesigned to focus much more on concerts and live entertainment, and Westgate is actively looking to replace vacant spaces with new restaurant and entertainment tenants.

Will it work?

Honestly… I think the next couple of years will determine whether Westgate becomes one of Arizona’s biggest comeback stories or whether people remember it as what it used to be.

Everyone keeps asking the same question…

“When is VAI Resort finally going to open?”

The truth is, it’s been delayed again. But after seeing everything they’re building, I honestly think it could become one of the biggest entertainment destinations in Arizona. Recent updates indicate the opening has been pushed back again, with the resort saying it will announce an official opening date 9 months advance.

This isn’t just another hotel.

Think 1,100+ luxury rooms, a massive beach-style lagoon, world-class restaurants, rooftop bars, an amphitheater where some guests will be able to watch concerts from their room balconies, and so much more.

Add in Mattel Adventure Park, State Farm Stadium, Desert Diamond Arena, and everything else happening around Westgate, and this entire area is transforming into one of the most exciting places in the Valley.

If you’ve driven by lately, you know the scale of this project is incredible.
