Not every home improvement pays off the way you expect.

It's easy to assume that making upgrades will increase your home's value. But what you spend and what you gain at resale aren't always the same.

Some improvements enhance everyday living. Others may appeal to a smaller pool of buyers. And even those that add value don't necessarily recover their full cost.

That doesn't mean you shouldn't make improvements you love. It means knowing the difference between what adds to your enjoyment and what contributes to your home's resale value.

Make improvements for the way you live. Just be strategic about what you expect in return.

Selling your home? Check your furnace filter before the inspection. When an inspector sees a dirty filter, they're going to assume the furnace hasn't been maintained, even when that's not the case. Sometimes we just forget!
While your home is on the market, I'd swap it out monthly. In general, every other month is a good habit.

You can turn a regular can light into a pendant, and it's easier than you think. After nearly 25 years in real estate, this is one of my favorite discoveries. Have your electrician install an adapter, pick out a beautiful pendant, and you're done. No retrofitting needed.

A whole new appreciation for the people who run toward danger to help others. 🚒

As part of Leadership Glenview, we spent the day at NIPSTA in Glenview getting a firsthand look at the work our firefighters do every day.

We suited up in more than 100 pounds of firefighter gear, entered a simulated building fire filled with real flames and thick smoke, got behind a fire hose, and used the Jaws of Life to tear through a car.

The experience was eye-opening. Wearing the gear alone was a challenge. Being inside a smoke-filled building, with visibility nearly gone, was a whole different level of intensity.

I walked away with an even greater appreciation for the skill, training, and courage it takes to do this job. Thank you to the NIPSTA team and our first responders for sharing their time and expertise with us!

In August, the average Northbrook home sold in 14 days. In September, it took 41. What changed?

54 new listings hit the market in September, a 29% increase from last year. But closed sales dropped to just 21. On paper, Northbrook’s average sales price jumped to $1.35M. But don’t let that number fool you, your home didn’t gain $400K overnight. That spike was driven by a couple of massive luxury closings in a small pool of sales. With mortgage rates hovering near 7% and supply doubling, Northbrook buyers have options and aren't rushing.
