Thinking of selling a property? If so, take note ... the Private Sewer Lateral Ordinance and the Water Conservation Ordinance take effect on June 1, 2022. It's right around the corner!

These City ordinances will require two different inspections to take place prior to the sale of a property:

1. For properties built more than 15 years ago, privately-owned sewer lateral lines will need to be inspected prior to a sale of property by a NASSCO certified plumber with a Morgan Hill business license. If there are any damages to the line, they will need to be repaired before a Compliance Certificate can be granted. The City has established two grant opportunities to assist homeowners with the sewer line repair/replacement process.

An inspection by a contractor with a Morgan Hill business license will check toilets, urinals, and showerheads. Upon passing, property owners will receive a Water Conservation Certificate.

Meet Bill ๐Ÿ’๐Ÿปโ€โ™‚๏ธ

Bill decided to sell his home by himself.

Bill took some pictures of his home and then posted them online.

Bill was arrested the next day.

Bill had no idea why.

Bill then found out his beautiful Rose patterned sheets were the actual culprit.

All of this could have been avoided if Bill simply used a Realtor to sell his home. Realtors always make sure you present your home in the best possible way for all to see.

When you sell your home, don't be a Bill.
