“NOBODY is buying houses right now.”

Really? Because millions of homes are still going to sell this year. 🤔

Are we seeing the crazy numbers we saw during the pandemic? Nope. But that wasn't a normal market, and I'm not sure why everyone keeps using it as the measuring stick.

Here's what I think people forget...

**HOUSING IS A BASIC HUMAN NEED.** It's not a luxury purchase like a diamond necklace or a sports car that people can just decide they don't need.

People still get married, divorced, have babies, become empty nesters, relocate for jobs, retire, and unfortunately, pass away. Life doesn't stop happening just because interest rates aren't where we'd like them to be.

And neither does real estate.

There are buyers out there right now negotiating better prices, getting sellers to contribute toward closing costs, securing rate buydowns, and finding opportunities that simply weren't available a few years ago.

Does that mean it's the right time for EVERYONE to buy or sell? Of course not. Affordability is a real challenge, and everyone's circumstances are different.

But this idea that the housing market is dead because we're not seeing 2021 levels of activity is just silly.

**The market isn't dead. It's just different.**

And some people are taking advantage of that while others are still waiting for a market that may never look exactly the way they want it to.

**People will always need somewhere to live. The reasons people move don't disappear just because the market changes.** 🏡

Frustrated buyers waited over a decade for this kind of negotiation power.

Now they are too scared to use it because mortgage rates went up.

More deals, more credits, more options, with less competition. Yet they freeze.

But if you really want something you'll find a way. (Seller paid rate buy down, assuming an existing mortgage, etc) If you don't really want it, you'll find an excuse.

If you are one of the lucky ones finding a way, congrats on the great deal you are about to get.

"Cheaper to rent"?
