Summer is often one of the most active seasons in real estate, and for good reason. Buyers typically have more homes to choose from, giving them a better chance of finding the right fit. Homes also tend to show their best, with landscaping in full bloom and outdoor spaces looking inviting. Longer daylight hours make it easier to schedule tours, while school breaks and vacation schedules can provide added flexibility for families planning a move. Buying during the summer may also give you time to settle in before the busy fall season begins.

If I wanted a new home but didn’t want it to feel like new construction…here’s exactly where I’d look in the East Valley 👇

You know the feeling. You walk into a new build and everything is white, gray, and identical to the house next door. The walls are thin. The yard is a blank slate of dirt. The neighborhood feels like it was copy-pasted from somewhere else.

That’s not what everyone wants. And the good news is, you don’t have to settle for it.

Here’s what I’d be looking for instead:

📍Tapestry @ Destination — newer homes here but built with more character. Great community park with firpits, BBQ grills large gazebo for community events.

📍 Eastmark — updated homes in an established neighborhood. This community offers a lot of amenities like a pool, restaurant, library and dog parks.

📍 Power Ranch — this is my personal sleeper pick for buyers who want move-in ready without the subdivision feel. It's an older community with a lot of large trees and community amenities but people have been updating the homes.

The sweet spot is usually a home that’s been thoughtfully updated by owners who actually cared…not just flipped for profit. You can feel the difference the second you walk in.

Yes, you really need to give this cake three days of rest before you make the first slice. This cake is tangy, sweet, and filled with the aroma and flavors of coconut. Good things come to those who wait.
