The team toured the Cabral by D.R. Horton at Governors Grant, and it did not disappoint. 🏡

3 beds, 2.5 baths, 2-car garage, ~1,643 sq ft across two stories, the layout makes really smart use of the space.

Starting in the $300s, Governor’s Grant is one of the more approachable new construction options in Sussex County right now, without any sacrifice on the details and options homebuyers want when building new.

The D.R. Horton team walked our agents through the FAQs buyers always have — what’s included in the base price, what the HOA covers, how the settlement timeline actually works, what options are available — when our clients walk in, they already know what to expect, and we’re ready to support them every step of the way.

Curious about new construction in Delaware? We know the communities, the builders, and the right questions to ask. Let’s connect.

First-time buyers, this one's for you.

Buying your first home is exciting — but it can also feel overwhelming if you don't know what to expect. And according to Parker Group agent Jamie Perez, most of the challenges she sees come down to the same few misconceptions.

Things like waiting until you have 20% saved before even starting the process. Or browsing homes online before getting pre-approved. Or not realizing that financing a new couch while under contract can actually affect your loan approval.

In her blog, Jamie breaks down five mistakes she sees first-time buyers make in Sussex County — and more importantly, how to avoid them before they cost you.

The good news? Every single one of them is easy to sidestep with the right information upfront.

The home inspection period is one of the most important parts of buying a home in Delaware.

It's also the stage where expectations can get a little unrealistic.

Parker Group agent Nancy O'Brien breaks it all down in her latest blog — what inspections are actually for, what buyers can reasonably negotiate, and what falls outside the scope of the inspection contingency entirely.

Hint: asking for a new roof just because it looks old? Probably not going to fly. But an actively leaking roof? Absolutely a legitimate repair request. And those vintage pink bathrooms from the 1950s? Turns out some buyers actually love them.

Knowing the difference between a real defect and a design preference can keep negotiations productive — and keep deals together.

Most people don't realize how little a real estate license actually prepares you for the job.

There's a significant gap between licensed and capable — and that gap is where a lot of new agents get lost.

At The Parker Group, we think about that differently. Our Operations Strategist Hanna Shaffer breaks down how our mentorship program was built specifically to close that gap: from hands-on coursework and real contract practice to intentional mentor pairings and continued weekly training long after onboarding ends.

Because consumers are making major financial decisions, often during stressful moments in their lives. The quality of the agent representing them has a direct impact on how that experience unfolds. A brokerage shouldn't just hand someone a logo and a commission split and hope they figure it out.

If you're thinking about a career in real estate and want to know what real support actually looks like, this one's worth reading.

Be honest. When's the last time you actually got up on your roof?

Most homeowners can't remember. And granule loss, lifted flashing, and storm damage from three winters ago aren't things you can see from the ground.

That's why 87% of sellers are surprised by what their buyer's inspector finds. You don't have to be one of them. Full story at the link in the comments ⤵︎

The frenzied market is behind us. And honestly? That's great news for buyers.

For a few years in Delaware, touring a home felt like a competitive sport. You showed up ready to sign a contract on the hood of a car before the next person even walked through the door. Those days have settled — and buyers now have something they haven't had in a long time: breathing room.

But a slower market requires a different strategy. Parker Group agent Katriana Brennan breaks down five things she wishes every buyer understood before stepping foot in a home right now — from why a high "days on market" number is actually an opportunity, to why the stale listing with bad photos might be the best deal on the market.

A slower market isn't a bad market. It's one of the healthiest environments to make one of the biggest financial decisions of your life.

In a town infamous for high energy bars, Dewey Beer Co. is a spot we point people toward when they want to sit down, refuel, and actually stay a while.

For our series, we stopped in to chat with Lo Tibbets, the self-described Jane of all trades at Dewey Beer Co.

First opened in 2015, the Dewey Beach location launched a group that now includes a main production facility and taproom in Harbeson, two Pizza Machine locations, and sub-brands like their non-alcoholic Hop Tide line.

The Dewey Beach location is now for experimental brewing, most beers made here are one-offs you may not see again. Their core offerings like Swishy Pants, a crisp hazy IPA, El Trono, a refreshing Mexican lager (pro tip: ask for a lime), and their Secret Machine line of fruited sours are all available here, but they also keep limited release and experimental beers on tap and available for purchase, like Strawberry Pretzel Salad, a yearly release dropped on, you guessed it, Strawberry Pretzel Salad Day.

Even from the outside, the warm feel is evident. Glass garage doors open on warmer days, outdoor seating usually host to a few dogs enjoying the sun, weathered wood paneling and exposed beams inside, warm lighting, and walls covered in local art. Then you take a look at the menu. It has the shareable and handhelds you’d expect from a brewpub alongside delicious lo meins, fried rice, and rotating kitchen specials. It’s comfort food that isn’t boring, built to fuel you up for whatever the night in Dewey has in store — even if that’s an early bedtime after a day on the beach.

At The Parker Group, we love the businesses that give a community its real texture. Dewey Beer Co. is one of those spots worth knowing about before you arrive, and worth remembering when you’re planning lunch, dinner, or just want a cold beer. 🍻

Follow Dewey Beer Co. on socials to stay current on what’s pouring, release schedules, events and be stop in next time you’re in Dewey.
