Record home prices can't hide a surprising affordability gain
It’s not every day we see a shift like this: despite record-high home prices, the US housing affordability index has actually climbed to 102.3. That’s thanks to wage growth finally outpacing rising prices, with mortgage rates easing down to 6.49%—a welcome relief for buyers. The West led the way in improved affordability, while new legislation is in the works to address housing supply, although those changes will take time. After years in the field and having guided clients through all kinds of markets in both North and South Carolina, I know how encouraging even small improvements in affordability can be. It’s these changing dynamics that remind me why thoughtful guidance and local expertise matter so much.
