🏡 Big Changes Are Coming to Home Appraisals... But What Does That Mean for You?
Fannie Mae and Freddie Mac are rolling out a brand-new residential appraisal report—the biggest update in years.
Here's what it means for consumers:
âś… More detailed reporting about your home's features, condition, and improvements.
âś… Better documentation for unique properties like homes with ADUs, larger lots, and energy-efficient upgrades.
âś… A report that's easier for lenders and underwriters to understand, helping improve consistency throughout the lending process.
What isn't changing?
Your home's value is not determined by a new form. Appraisers are still required to provide an independent, unbiased opinion of market value based on market evidence. The report is changing—not the appraisal process.
