Keepin' it real. Having been an agent for over 20 years, I have tried a lot of different lead-generation strategies to rise to the top. And I do mean A LOT! โฃ

Having a DRIVER personality, I was determined to succeed at the highest level. Not to mention, I had kids and needed to pay the bills, and failure wasn't an option. So I attempted a ton of lead generation ideas at once, making it hard to be consistent, leading to a watered-down lead gen strategy that produced little results, not to mention burnout. I was trying to be great at everything! โฃ

It wasn't until I went ALL IN on just ONE strategy that my business completely changed. I went from 1-2 closings at best to 6+ closings a month within the first year of changing my focus. (as a solo agent with no team)โฃ

Did I mention that I didn't pay for a single lead? โฃ
โฃ
This strategy is something EVERYONE can do. In fact, you have probably already tried it but abandoned it for the newest shiny penny tactic. Guilty, party of one. โฃ

Wanna know the strategy that brought me MASSIVE BREAKTHROUGH? โฃ
My Sphere of Influence. Yep, the strategy that has been around since the dawn of agents. โฃ
โฃ
But marketing to my Sphere wasn't always a winning strategy for me. โฃ
โฃ
In complete transparency, I used to dread reaching out to my Sphere. โฃ
I felt like I was bothering them or sounded salesy and feared damaging relationships. โฃ
โฃ
That's probably because I was taught to contact them using scripts like, "Who do you know buying or selling?" Ugh! โฃ
โฃ
No wonder I had stinkin' thinkin' about reaching out to Sphere. That script was all about ME and getting more sales. It just felt icky.โฃ

But still, I knew there was massive potential with my Sphere. There was no doubt about that fact based on the stats. โฃ

15% of your Sphere will move this year, and 100% of them know someone moving this year. Put another way, if your Sphere has 300 people in it, and each knows 100 people, that's 30,000 opportunities for real estate referrals. โฃ

That's a lot of potential business in just this one lead source. Not to mention, a warm lead is easier to convert than a cold lead any day. And way more enjoyable to work with, too. :)โฃ

It was a no-brainer, right? โฃ

I knew I needed to recommit to making my Sphere the foundation of my business, but my approach had to change. โฃ

Instead of making it all about me, I flipped the script and made EVERYTHING about them. I decided to put people and relationships back at the center of my business, to value relationships over transactions. To genuinely care about my Sphere and seek to provide massive value to their lives. โฃ

This mindset shift was everything. Instead of dreading reaching out to my Sphere, I woke up genuinely excited, saying, "Who's business can I send a referral to today? Who can I help build wealth with real estate today? How can I add value to my favorite group today? Etc. โฃ

Next, I needed a NEW VEHICLE to deliver value and build relationships. Because outdated postcards and phone calls that no one answered just weren't going to cut it anymore. After all, why would I use the same Sphere strategy that was used over two decades ago? My Sphere knew at least a dozen other Realtors, and I needed a way to stand out. โฃ

I set out to build a marketing and relationship-building system that worked in the modern world. โฃ

Over time, I built and perfected a 6-point marketing/relationship system using the latest in technology that included text, video, social media, a killer VIP program, and more. โฃ

This system proved to be the exact thing I needed to provide value to my Sphere and reach them where they are in TODAY's world. โฃ
